If you're a landlord with a gas supply in your rental property, a CP12 certificate isn't optional — it's a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. Here's what it is, what it covers and what it means for you as a landlord.
What Does CP12 Stand For?
CP12 is the form number used for the Landlord Gas Safety Record — sometimes called a Gas Safety Certificate. It's issued by a Gas Safe registered engineer after carrying out an annual check of all gas appliances and installations in the property.
What's Checked?
During an annual gas safety check, we inspect all gas appliances to ensure they're safe and operating correctly. This typically includes:
- The boiler — checking for safe operation, correct flue function and gas pressure
- Gas fires — these must be removed from the fireplace to fully inspect the catchment space and flue (chimney) behind them
- Gas hobs — we check that pipework and data badges are correct and accessible
At the end of the check, a certificate is issued confirming the date of inspection, the appliances checked and the engineer's Gas Safe registration number.
Our Pricing
At M. A. Parkes, our gas safety certificate pricing is straightforward:
- Boiler (one appliance) — £70
- + Gas fire — £35 (removal required to inspect flue and catchment space)
- + Hob — £15 (pipework and data badge inspection, may require removing oven or drawers)
How Often Is It Required?
Landlords must arrange a gas safety check every 12 months. The certificate must be provided to existing tenants within 28 days of the check, and to new tenants before they move in. Landlords must keep a copy for at least two years.
What Happens If You Don't Have One?
Failing to hold a valid CP12 certificate is a criminal offence. Penalties can include fines and in serious cases, prosecution. More importantly, without a regular check, you have no formal assurance that the gas appliances in your property are safe for your tenants.
