Once a year is the standard recommendation, and most boiler manufacturers require it to keep the warranty valid. An annual service also keeps your boiler running efficiently, reduces the risk of breakdowns and picks up any safety issues early. We offer a standard service (Β£70, ideal for boilers under 5 years old) and a more thorough strip-down service (Β£110, recommended for older boilers or those we haven't previously attended).
Yes β it's a legal requirement. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have all gas appliances in rented properties inspected annually by a Gas Safe registered engineer. The resulting document is commonly called a CP12 certificate. It must be provided to existing tenants within 28 days of the check, and to new tenants before they move in. Failure to hold one is a criminal offence. Our gas safety certificate starts at Β£70 for a single appliance (boiler), with additional charges for gas fires and hobs.
A standard service covers all the essential safety checks, a combustion analysis, condensate trap clean, central heating filter check and expansion vessel inspection. It's suitable for newer boilers (under 5 years) that are in good condition. A strip-down service goes further β we remove and clean the burners, main heat exchanger and injectors, and inspect the electrodes. We recommend this for boilers over 5 years old or any boiler we're attending for the first time. It gives a much more thorough picture of the boiler's condition and helps prevent future breakdowns.
Boiler pressure loss is one of the most common call-outs we attend. The usual causes are a small leak somewhere in the system (often at a radiator valve or pipe joint), a faulty pressure relief valve, or a problem with the expansion vessel. In many cases the system just needs topping up and the underlying cause fixed β but if it's dropping pressure regularly, it's worth getting it properly diagnosed rather than just repressurisng it each time. Call us and we'll investigate.

Water hammer is that banging or thudding noise you hear when you turn a tap off. It's caused by the sudden stopping of water flow creating a pressure wave in the pipe. Common causes include high mains water pressure, fast-closing tap cartridges, or poorly secured pipework that vibrates against joists. Left untreated it can cause damage to pipe joints and appliance valves over time. It's usually very fixable β we'll diagnose the specific cause and resolve it properly.

A radiator that's cold at the bottom but warm at the top usually has a build-up of sludge or debris in the bottom of the radiator, restricting water flow. This is different to a radiator cold at the top (which is usually trapped air, fixed by bleeding). Sludge build-up is common in older systems and can often be resolved by flushing the radiator or, in more severe cases, a full power flush of the system. If several radiators are affected, it's worth looking at a system inhibitor to prevent further build-up.
